  It is proposed to reduce the three Leyland Cypress (in group G1) by approximately 4-5m in height and by 1-2m in spread. It is also proposed to reduce the crown of Bay T2 by 3-4m. The Leyland Cypress (G1) trees have been cited as causing damage to the neighbouring building. The foundations of the neighbouring building aren't deep enough to be deflecting tree roots; The soil is highly shrinkable clay; Cypress roots were found in the trial pits; and the soil has been desiccated by the tree roots.

  Based on initially observed defects, Arborclimb Consultants were commissioned to undertake a health and condition assessment of T3 Sycamore and provide recommendations. This application then being linked to the current development of the site in line with planning permission 22/1496/FUL. T3 SYCAMORE Observations As shown in photos 1, 2 and 3, much of the structure of the base through to the mid stem and structural branches are now showing extensive exposed hardwood decay. This suggesting a history of significant decay that may still be active, or with the high likelihood of being active through other fungal pathogens. As shown in the photos, whilst the tree is actively responding to this decay through the development of live adapted growth in many areas, the extent of decay could result in future sectional failure under storm conditions. Overall, the retention of the tree in its current form presents a risk to the increased target value of the new site, once developed.
