  • Student household

  • Empty and unfurnished

  • Structural alteration/major repairs

Properties left empty

  • When a person dies
  • When a person is in hospital or a care home
  • Where occupation is prohibited by law
  • When repossessed by the mortgagee
  • By student(s)
  • An annexe that cannot be let separately
  • By persons receiving or providing care

Properties occupied

  • By persons who are severely mentally impaired
  • By diplomats and their dependants
  • By visiting forces or their dependants
  • By armed forces and married quarters
  • By students as a halls of residence
  • Solely by persons under 18
  • By a dependant relative in an annexe

Other exemptions

  • Empty properties owned by charities
  • Property left empty by people in detention
  • Empty properties waiting occupation by ministers of religion
  • Empty caravan pitch/boat mooring
  • Properties empty and responsibility of trustee in bankruptcy
  • Property occupied by a non-British spouse/partner or dependant of a student
